Every load bearing change we make starts with a structural engineer's stamped drawing and ends with a passed inspection. In between: temporary shoring, a beam sized for the span, and bearing points that carry the load all the way to the foundation. You get paperwork you can hand to the next owner of the house.
Load bearing walls and beams
Opening a kitchen to the living room, widening a doorway, removing a wall between two small rooms. We shore the load, cut the wall, set the beam and posts the engineer specified, and get it inspected before it's closed in. Flush beams that hide in the ceiling are an option where the framing allows.
Repairs
Sagging floors, rotted rim joists and sill plates, undersized headers, cracked or failed beams, and the things a home inspector flags before a sale. We open it up, show you what's there, and fix the cause rather than jacking it up and hoping.
Deck and porch structure
Rotted posts, undersized beams and ledgers that were never flashed are the most common structural problems we see, and most of them are under decks and porches. We rebuild the structure to code, often without replacing the boards you can see.

Questions about structural work
Is this wall load bearing?
Sometimes you can tell from the framing direction and what's above; often you can't without opening it up. We look, and if there's any doubt the engineer decides. Guessing is how floors sag.
Do I need an engineer?
For any load bearing change, yes. Your township will want stamped drawings for the permit, and we want them before we cut anything.
How long does a wall removal take?
The on site work is usually a matter of days once the beam and engineering are in hand. Engineering and permit review come first and take longer than the work itself.
What does it cost?
Span, what is above the wall, whether the beam is flush or dropped, and how far the load has to be carried to the foundation drive the price. The engineering fee is a line on the itemized quote.
A home inspector flagged my floor framing. Can you fix it?
Yes. Rotted rim joists, sistered joists, undersized beams and failed supports are routine repairs for us, and we document the fix for the sale.
